Pun'kin Properties Renting Policies

Pun’kin Properties rent contracts will include the following policies as well as other additional agreements. Please refer to your contract if you have specific questions about your lease as a current renter. The following is meant primarily for information purposes for prospective renters.

The leasee is required to pay a full month’s rent as a security deposit upon signing the rent contract. Return or forfeit of all or part of the deposit will be determined on the final inspection of the home after the renter moves out. The exact security deposit amount will be provided upon request of an interested party based on the property being considered.

Late payment charges are $35 per day the payment is late and will be applied to the next month’s rent. Rent must be paid or postmarked in advance of the 1st day of each month.

Utilities are the responsibility of the renter to handle directly with their provider or the city. Average utility estimates for a specific property will be provided upon request of a prospective renter.

A total of 2 animals will be allowed per home and renter must notify their property manager and gain approval before moving them in. Weight limit for dogs is 50lbs for outside or 20lbs if dog is indoors. Pet deposit of $200 per animal is required. Renter is responsible for repair of any damage a pet may create on the property. Breed restrictions do apply so contact your Landlord or consult your contract for additional information.

Pun’kin Properties will provide lawn care services if desired for an additional cost per month. If lessee chooses to manage his/her own lawn care it must be done in a regular and complete manner. If the Landlord feels the lessee is not maintaining the property appropriately he may require the provided lawn services for the duration of the lease.
